In the third quarter of this year, the stabilization of the real estate market continued in Serbia, after the marked growth that began after the outbreak of the Covid-19 pandemic, and the growth rates of apartment prices are still high and amount to 8,2 percent, the Republic Geodetski Zavod (RGZ) pointed out.
The total amount of money used for the purchase of real estate in this quarter was 1,5 billion euros, which is 43 percent more compared to the third quarter of 2019 and 10 percent less compared to the same quarter of 2022, according to the announcement of RGZ.
Of the 1,5 billion euros, as much as 478,8 million euros come from the partially regulated market, 777,9 million euros were spent on the purchase of apartments, and 131,2 euros on houses, 107 million were paid for construction land, and 73,3 million for commercial premises. EUR, and agricultural land EUR 52,6 million.
A total of 29.248 sales contracts were signed in August, September and October, which is seven percent more than in the same quarter of 2019, and 15,9 percent less than in the same period in 2022.
Only 6,6 percent of all real estate was paid for from loans, according to the RGZ press release.
In Belgrade, in the third quarter, 715,5 million euros were allocated for real estate, of which 456 million were for apartments, and 6.316 purchase and sale contracts were signed.
The most expensive square meter was paid in the capital of Serbia - 9.475 euros in Belgrade on the water, and the most expensive apartment with an area of 346 square meters was paid 2,2 million euros in the Belgrade municipality of Savski venac, while the most expensive house was bought in the municipality of Stari grad in Belgrade and was paid two million euros.
The new owner paid 48.0000 euros for the most expensive parking space.
